I accept properties based on available weekly route capacity.
No Extra Charge for a Five Visit Month
I charge a flat monthly rate from April through November. If your normal weekly schedule creates five mowing visits during a calendar month, I do not add a separate fifth visit charge.
For example, five $50 mowing visits would normally total $250. A property priced at my $200 monthly starting rate would remain $200 for that month.

Backyard Access
Fenced backyards generally need approximately 36 inches of usable gate clearance for my primary mowing equipment.
Manageable Slopes
Steep slopes or terrain that cannot be serviced safely may prevent me from accepting the property.
Weekly Schedule
I provide recurring weekly mowing. I do not offer biweekly recurring mowing.
Clear Access
Gates need to be accessible, pets secured and movable items cleared from the lawn.
Route Capacity
New properties are accepted based on available space on my Zion route.
I Adjust Mowing Height With the Season
I do not cut every lawn at one fixed height from April through November.
During summer, I generally keep established cool season turf around 3.75 to 4 inches when conditions allow. Later in the season, I may gradually move closer to approximately 3.25 inches when lawn conditions support it.

Monthly Rate
Weather related scheduling adjustments do not change the recurring monthly rate.
